Project: Erection of a single storey extension with a raised patio area at the side of the dwellinghouse after demolition of existing side extension
PSA Services: We were retained on this project to obtain Planning and Building Regulations Approvals. We initially submitted a Pre-application Enquiry and held discussions/negotiations with the Planning Officer, after which time we submitted planning and building regulations applications; Following receipt of Planning and Building Regulations Approvals, we also submitted further planning application for a Non-Material Amendment application to change the approved roofing materials, which was approved and a further planning application for Installation of railings to existing boundary wall was submitted and approved also.
We were also were retained for Project Management services during the construction works, which involved preparation of tender documentation/drawings etc, production of Contract Documentation, chairing pre-contract meeting. Then once the works were on site, chairing monthly site meetings, producing minutes, monitoring the progress and quality of the work, checking valuations, produce interim valuation certificates, assessing and confirming contract instructions and producing Final Account. Undertook six month defects inspection survey and produced ‘Snagging List’ for Contractor to complete and re-inspected upon completion.
Comments: This project was quite challenging as the property is within a Conservation Area and so the proposals had to be of a high standard and the architectural detail had to have a positive impact on the character and appearance of the area. Also it was imperative that the project was completed within the Contract period as the Clients were hosting a family wedding so there was no room for delay. The project was completed on time and within budget to the satisfaction of the Clients.
